Franschhoek is often referred to as the “Monaco” of South Africa! It has investment and property characteristics that are totally different to normal villages, towns or cities in South Africa. This could be because of the breathtaking scenery, the mountains, the culinary offerings, the European street lined shops and the fact that it is small yet incredibly sophisticated. The village boasts its own 30 seater cinema, jazz every Friday and more feasts and festivals than any other town.
The village population is only some 3000 residents of all nationalities, creeds and colours and it is common to hear more international languages spoken in the village than the local dialect. It has always attracted a sizeable share of international investors in the property offerings.
The property prices have increased well above the norm in the past and many an investor has made good returns by acquiring property in this haven.
INVESTMENT LOGIC
Any investment is made taking two value creation criteria into account; dividend yield or income return and capital growth. Of all asset classes that you can invest in, property is one of the only investment assets where you can receive both an income or dividend from plus capital growth. Taking into account that one can also obtain external bank funding, called gearing, to fund such an investment it in effect increases the yield or return on own capital invested dramatically. This is the reason why property investments are so popular in a steady growing market.
